Tuxa provides information about UK property rental licensing schemes (selective licensing, additional licensing, and mandatory HMO licensing) based on data aggregated from publicly available council sources. The Service is intended as a reference tool only.
3. Accuracy of Information
While we make every effort to keep our licensing data accurate and up to date, we cannot guarantee that it is complete, current, or error-free. Licensing schemes can change at short notice, and councils may not publish changes immediately.
The information provided by Tuxa does not constitute legal advice. You should always verify licensing requirements directly with the relevant local authority before renting out a property. Tuxa accepts no liability for any loss or penalty arising from reliance on information provided by the Service.
4. Credits and Payments
Access to certain features of the Service requires credits. Credits are purchased via Stripe and are non-refundable except where required by law. Credits do not expire. Credit prices are displayed in GBP and include VAT where applicable.
Anonymous users receive 3 free searches without creating an account. These free searches are tied to your browser and cannot be transferred.
5. Acceptable Use
You agree not to:
- Use the Service for any unlawful purpose.
- Attempt to scrape, crawl, or systematically extract data from the Service without our written permission.
- Circumvent any access controls or credit system.
- Interfere with the operation of the Service or its underlying infrastructure.
6. Intellectual Property
All content, design, and software comprising the Service is owned by or licensed to Tuxa and is protected by UK and international intellectual property laws. You may not reproduce, distribute, or create derivative works without our prior written consent.
Licensing data sourced from public council websites remains the property of the respective local authorities.
7. Limitation of Liability
To the fullest extent permitted by law, Tuxa shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the Service, including but not limited to fines, penalties, or losses resulting from reliance on licensing information provided by the Service.
Our total liability to you for any claim arising out of or relating to these Terms shall not exceed the amount you have paid to us in the 12 months preceding the claim.
